Shea Homes’ McNairy Pointe

Shea Homes has made its first venture into the Greensboro real estate market with the purchase of the remaining lots in the McNairy Pointe community. Shea Homes has a regional base in Charlotte, but the company was founded in Portland, Oregon, in 1881.
Michele Scott, director of sales and marketing for Shea Homes, said that this is Shea Homes’ first neighborhood in the Greensboro area.
“We thought it was a great neighborhood to start in. Greensboro is a great area and the neighborhood is beautiful,” she said.
Shea Homes purchased 86 of the remaining 107 homesites in McNairy Pointe. Jamie Nicolls, a builder representative with Shea Homes, said that the company is offering 11 home plans to select from.
Each plan has multiple elevations and allows for additions such as bonus rooms, screened porches and sunrooms, so buyers can customize the design to suit their needs. The home designs include four to six bedroom layouts, with two-and-a-half to five bathrooms.
The home plans within McNairy Pointe are priced from the $270,000s to $400,000, with most plans’ base prices in the $300,000 range. The minimum square footage for a home is 2,800. If buyers opt for a plan with a basement and additions, the home size can approach 6,000 square feet. Plans offer buyers four side brick exteriors, crawl space foundations, side entry garages and granite counters.
Nicolls said Shea Home’s Design Studio, in the corporate offices in Charlotte, is a great opportunity for buyers to make their home in McNairy Pointe their own.
“Buyers go through with our design team and pick out all the customizations for their house,” he said.
Scott added, “Buyers have the ability to customize and personalize their home, but with someone there to show them options. It’s a one-stop shop that’s very interactive, with thousands of choices.”
Not only are the homes appealing, but the setting of the community is also a draw.
“It’s a gorgeous setting, with all the trees,” says Nicolls of McNairy Pointe. “It has a nice feel to it. It’s very private, but near to the city as well.”
Nicolls said many of the lots are wooded, with an average size of .3 to .4 of an acre. The community has charming streetscapes, park-like settings and is close to walking trails near Lake Townsend.
“There’s a really nice feel throughout the neighborhood,” he added.
Not only are the home plans and sites attractive to buyers, but also Nicolls said that Shea Homes is offering a number of great incentives to further entice buyers interested in McNairy Pointe.
For buyers who want to spend even more time in the great outdoors, one incentive pays the initiation fee, as well as the first year of membership dues, to Lake Jeanette Swim & Tennis.
Another incentive gives buyers building in McNairy Pointe half off on the first $20,000 they spend in design studio options.
“If a buyer spends $20,000 or more, the maximum they can get off is $10,000,” Nicolls explained. “Any amount under $20,000, they get half off that amount.”
Additionally, buyers who use the preferred lender for McNairy Pointe, the Bank of North Carolina, will receive $3,000 towards closing costs from Shea Homes.
Builder Services Inc. (BSI) is handling the sales of the homes in McNairy Pointe. Jason Smith, BSI regional manager, described McNairy Pointe as a very unique opportunity becayse there are a lack of new home options in northern Greensboro in that price range, and with such spacious home sites.
“Shea Homes is a perfect builder for that area and a good fit for the whole triad. Nobody here does what they do, at the value they can offer it at,” said Smith.
He added, “What I like about Shea Homes is they are one of largest, privately-owned builders in the country, and it speaks wonders that they’ve made it a point to come to the triad.”
He continued, “It’s a well-planned neighborhood, with nice entrances and features.”
