Amenities Abound Downtown

Residents at the Greenway at Fisher Park in downtown Greensboro can take advantage of numerous amenities, including a saltwater pool, rooftop terrace and bar, state-of-the-art fitness club and yoga room, a TV lounge and sports bar, as well as an outdoor seating area with a fire pit and two gas grills.
The revitalization of downtown Greensboro continues with the recent opening of the area's newest apartment community, Greenway at Fisher Park. At 404 W. Smith St. between Smith Street and Battleground Avenue, the complex is a truly urban environment with easy access to downtown's many restaurants, events and activities.

Leasing Manager Erin Jones, a Greenway resident herself, describes Greenway at Fisher Park's goal as welcoming everyone to live downtown. "The whole idea is to bring business to downtown Greensboro," she explained. "We want people to be happy where they are living."

Greenway at Fisher Park broke ground in November 2011, and the first building opened in May 2012. Construction is still ongoing, with the most recent building opening for residents the first in May. "We had a great first group of residents especially with everything they had to deal with during construction. There were no complaints," Jones said. "We had parking for them, so that wasn't an issue," although she does explain that many of the amenities were not immediately available to those early residents.

"We've gotten a lot of feedback from our residents, and they think it's been cool to watch things be built up," Jones said. She added that the management has been very focused on ensuring that residents are happy during the construction process. They recently had a VIP celebration for the grand opening of the amenities, inviting all residents, even those who won't be officially moving in until August.

She said she finds that the community appeals to young professionals, and its proximity to Elon Law School (less than one mile away) is also a draw. "It's walking distance to everything downtown," she said. "There are quite a few Elon law students, and we want them to live here. We have a beautiful conference room in the clubhouse, with complimentary Starbucks tea and coffee for residents."

There are five layouts to choose from and a total of 196 units at Greenway at Fisher Park. Fisher Park and Irving Park are the two bedroom plans, with rental rates ranging from $1,099 to $1,299. There are three one-bedroom designs – the Bellemeade, the Westerwood and the Aycock. The one bedroom plans monthly rental rate ranges from $749 to $929.

Currently, Greenway at Fisher Park is about 32 percent occupied with another 44 percent of the apartments reserved. A fourth building opened the first week in August, and the community should be complete by the beginning of October. Jones said she expects to start taking reservations starting in late August for the final building.

One unique aspect of Greenway at Fisher Park is the ability for future residents to choose which apartment layout they want, even while the building is still under construction, through the Choose My Apartment link on their website. Jones said that the community is the only one she knows of who does something like this – allowing potential residents to select the building, unit and floor they are interested in and complete their application online.

All of the apartments feature a full-range of amenities including large windows, French doors and balconies or terraces. The interiors have granite countertops in the kitchens and bathrooms, silver GE appliances, dual kitchen sinks, tile bathrooms, ceiling fans, plantation blinds and track lighting. The first floor apartments feature caramel stained polished concrete floors in the kitchen, living room and dining room and 10-foot ceilings. The upper level apartments have laminate wood plank floors in the open, well-lit living space and 9-foot ceilings. All the plans offer fully carpeted bedrooms. As Jones explained, "We're really big on aesthetics."

Additionally, there are washer and dryer closets that fit full-size units in each apartment. Residents have the option to bring their own or they can rent a set for $45 a month. Another perk Greenway at Fisher Park offers is valet trash through Pro Valet Trash. Jones explained that residents receive a trash receptacle to place outside their door for regular trash that is then removed for them at no extra charge. Recycling can be placed in a blue or clear bag on top of the receptacle and that will be removed as well.

The unique apartment concept, which requires lease holders to be at least 21 years old, offers smoke-free living, as well as a variety of other cutting edge amenities, such as a rooftop terrace and bar. Greenway at Fisher Park offers a state-of-the-art fitness club and yoga room (two yoga classes a week are complimentary to residents). The saltwater pool is adjacent to an outdoor seating area with a fire pit and two gas grills. Residents have access to a TV lounge and sports bar as well.

There is a full schedule of fitness and social events for residents to choose from. So far, social events have included a wine tasting done in conjunction with Zeto, and a pool party is planned for August 18. Greenway at Fisher Park also provides two Greensboro Grasshopper baseball tickets by request for residents per week for one home game at the nearby NewBridge Bank Park. Greenway at Fisher Park informs residents about upcoming events and other relevant information through its monthly newsletter.

Greenway at Fisher Park is owned, operated and developed by Greensboro natives. The developers of the property include Lomax Properties, who are experienced in condo and apartment development through their properties in Greensboro and Charlotte, and Bellemeade Development.
