The City Project in March 2012 brought in architect Andrés Duany, a founding partner in the New Urbanist architectural firm Duany Plater-Zyberk & Co. Duany envisioned a redevelopment process for High Point that would take two weeks and scrap most of High Point's development ordinance.

At Monday's meeting, Keith Price, who works for developer Samet Corp., said that lots of development restrictions designed to make developments look good, such as tree preservation, will merely make development more expensive.

"What we are trying to do is attract investment in our community as much as we're trying to create an ideal community," Price said. "In the end, if retail folks can't afford to rent the space, they'll go right up the road where they can afford it."

    Renting anything in High Cost Point is already too costly with taxes and utilities the worst in the state, regardless of construction costs.

    Sadly,there are no fees to be made by promoting efficiency, low tax and utility bills, making a community attractive as a place to live and do business.
    Much the same as a broken legal system that only gets lawyers paid the big money to get folks off.
    Capitalism is simultaneously our friend and our worst enemy, depending on who writes the checks.
